X2M Connect (ASX: X2M) has partnered with Ethical Development Fund Australia (EDFA) for the construction of a high-density graphics processing unit data centre and energy precinct in North Queensland.

The initial build will be part of a green energy precinct with plans to integrate a scalable data centre of up to 45 megawatts capacity incorporating existing renewable power generation, augmented in the future by other green energy sources from nearby locations.

Under the terms, X2M will deliver the data centre infrastructure and potentially manage it on an ongoing basis, using its software-as-a-service platform to connect all energy generation, storage, distribution, and data centre environment sensors across the precinct into a single AI-enabled management system.

The EDFA partnership is the third of its kind for Australia’s data centre precincts following a maiden $250 million agreement in August between X2M and an undisclosed customer and a non-binding partnership agreement with an Australian master development company announced earlier this month.

Renewable Infrastructure Projects

EDFA is an investment firm focused on developing infrastructure projects that deliver commercial returns and positive social or environmental outcomes.

Director Michael Shekell represents a number of landowners interested in pursuing data centre development opportunities, particularly those that can leverage renewable and green power sources to deliver carbon-neutral benefits.

The five-year non-binding agreement provides a framework for expansion across multiple Queensland and Australian locations.

“We are looking for locations with existing power, water and space for data centres so that we can help address demand while keeping climate change in mind and X2M is helping us evaluate and execute on the opportunities we identify,” Mr Shekell said.

Data Centre Pipeline

X2M chief executive officer Mohan Jesudason said the company was developing a solid pipeline of data centre prospects and methodically taking them from evaluation stage through to partnership agreements and contracts.

“For this latest partnership, North Queensland offers land and power at a scale that suits high-density AI workloads,” he said.

“Our strategy of taking our Managed Delivery and Platform Services products to market appears to be working in our favour with prospective customers, and will provide an attractive balance of upfront revenues and ongoing SaaS revenues for our platform—a mandatory component of any commercial arrangement in this space.”

The managed delivery end-to-end service model incorporates design, engineering, supply, installation, and commissioning on new projects.

Additionally, its Internet of Things SaaS platform connects, monitors, and controls distributed infrastructure assets such as water, gas and electricity meters, renewable energy systems, and data centres.
