Aland Equity Group (ASX: AEG) has launched its Aland Elm Grove Estate Fund covering management rights to 56 residential lots at Elm Grove Heights in Bungendore, New South Wales, marking the start of revenue generation from its capital-light property funds platform.

The group expects approximately $4.1 million in net returns by 30 June 2027, combining management fees with investment returns from its full ownership of the fund.

Investment management fees of about $3.37m are scheduled to commence immediately and be paid monthly until the end of June next year, providing cash flow during the sales period.

The launch provides an initial operating model for the larger Chinnerys Precinct, although the Elm Grove management rights agreement still requires shareholder approval.

Immediate Fee Flow

The fund is contractually entitled to receive $140,000 from each of the 56 lot sales, excluding goods and services tax and after allowing for associated funding arrangements.

After fund costs, the expected return to Aland comprises the approximate $3.37m in investment management fees, as well as a further $725,000 in investment returns.

The additional investment component reflects Aland’s 100% ownership of the fund, with distributions potentially beginning in March 2027 and final payments expected shortly after 30 June of that year.

Unlike an arrangement dependent entirely on completed lot sales, the monthly management fees are designed to deliver recurring receipts throughout the sales period.

Aland expects the fund to make a significant contribution to revenue and profitability in the 2027 financial year.

Shareholder Vote Outstanding

The management rights agreement is subject to approval at Aland’s annual general meeting, expected to take place on 16 November.

Sales and marketing work can continue ahead of that vote, but the fund will not pay council contributions or marketing and sales costs until approval is secured.

The rights cover stages 2B-1 and 2B-2 at Elm Grove Heights, adjoining the established Elmslea Estate and the approximately 3,200-lot Chinnerys Precinct.

Supported by approximately $100m in NSW government investment, a new permanent Bungendore High School is under construction immediately alongside stage 2B and scheduled to open for the first school term of 2027.

Aland expects the established community, access to Canberra, and new education infrastructure to support its objective of selling all 56 lots by June 2027.

Capital-Light Model

Under the capital-light structure, the fund secures management rights without purchasing the underlying land, reducing the capital needed to pursue fees and investment returns.

The same approach has been established for Chinnerys, where Aland previously estimated around $32m in annual fund income assuming sales of 200 lots a year.

Activity at Chinnerys is targeted to commence in 2027, giving the group a substantially larger proposed application for the structure introduced at Elm Grove.

“Elm Grove demonstrates the capital-light model we intend to scale across our property pipeline,” managing director David Nolan said.

“With Chinnerys targeted to commence in 2027 and previously estimated to generate approximately $32m of annual Fund income at 200 lot sales per year, we believe this represents a significant long-term earnings opportunity for AEG."
